THE REPORT

The report will be concise, clear and comprehensive and made up of the following sections:

 

1. The Condition Report consisting of:

No valuation will be given when the survey report has been prepared for a SELLER. This will be the responsibility of the Estate Agent.

2. General construction Details and Buildings Insurance Cover

The relevant construction details of the property will be highlighted on a master document, to include the main elements of the building, e.g. roofs, walls, windows, heating etc. It will also locate the cold water storage tanks, hot water cylinder etc.

The property will be measured externally and the size indicated to which a Buildings Insurance Cover figure will be provided which will include outbuildings, boundary walls etc. This section forms an important part of the Report.

3. General Information - Explanations and Descriptions.

This is a collection of all the explanations and descriptions which may be relevant to the subject property.

This acts as your reference to a fuller understanding and appreciation of the noted problems. Presented as a separate section, it allows the defects to be clearly identified in the Condition Report and it forms an important part of the Report.

4. Mains Service Controls

This section locates, if possible, where the service controls are located, such as internal amd external stopcocks, meters, fuses etc.

 

5. General Notes for Your Solicitor

The relevant information your solicitor will require to assist in looking after your interests will be highlighted on a master document. It will also identify where perhaps you have responsibilities/liabilities to others.

Your solicitor will not normally visit the property and this section will indicate matters which may require further clarification, or other matters you should be made aware of.

Where relevant we will prepare a 'Not to Scale' location plan, showing the drains and overhead cables for telephone and electricity as applicable.

6. General Maintenace Notes

This section is a general guide to what regualar checks and inspections should be made to the property in order to avoid unnoticed defects which could develop over time.

7. Certificate of Inspection

This certifies we have carried out an inspection and prepared a report on the subject property to the best of our ability.

Discussion and Back Up

We like to discuss the Report with you once you have read it through to ensure you fully understand the contents and its implications. It is important for us to know you will be, making YOUR decision in full possesion of the facts.

This facility is also available to prospective buyers where we have initially prepared the survey report for a seller.

We offer both SELLER AND BUYER 12 months FREE access to us on the telephone from the date of the survey. Site visits will, of course be charged.

Valuations

Your decision to buy a property relying on Bank/Building Society valuation is courting disaster. Your interests are irrelevant in this type of report and are prepared only for the Bank/Building Society's benefit.
